Student Rental Restrictions?

I was wondering about the legality of a lease restriction for college students; an apartment I am looking into has informed me that there is a student restriction that at least one person must, during the entire term of the lease, be a Part Time student. Is there case-law that prevents this? or case law that allows this? I would appreciate specific cases if possible.
